VA Home Loans in St. Louis: A Veteran's Guide to Eligibility, Costs and Getting Approved

I served in the Gulf War from 1990 to 1991. Today I help veterans and military families buy homes across St. Louis and the Metro East. As a veteran who grew up in St. Louis, helping other veterans use this benefit matters to me. I've used my own VA loan benefit more than once, so I know the process firsthand.

The VA home loan is one of the best benefits you earned. For most veterans it means no down payment, no monthly mortgage insurance, and competitive interest rates. Yet many veterans in our area don't use it, or don't know how.

This guide answers the questions St. Louis veterans ask most:

  • Who qualifies, and what documents do you need?

  • What VA loan options are available here?

  • How do rates and closing costs compare between lenders?

  • Are there local programs that help veterans buy a home?

  • How do you apply and get pre-approved?

Who qualifies for a VA home loan?

You may be eligible if you are:

  • A veteran who meets the VA's minimum service requirements and wasn't dishonorably discharged

  • An active-duty service member, including those stationed at Scott Air Force Base

  • A current or former member of the National Guard or Reserves who meets the service requirements

  • A surviving spouse of a service member who died in service or from a service-connected disability (some conditions apply)

The exact service time depends on when and how you served. The VA lists every requirement on its eligibility page.

The home must be your primary residence. VA loans can't be used for investment properties or vacation homes.

What documents do you need?

The key document is your Certificate of Eligibility (COE). It proves to the lender that you qualify. Most lenders can pull it for you online in minutes, or you can request it yourself through VA.gov.

To request your COE and apply, gather:

  • Veterans: your DD-214

  • Active duty: a statement of service signed by your commander or personnel office

  • Guard and Reserve: retirement points statement or proof of honorable service

  • Everyone: two years of W-2s or tax returns, recent pay stubs or LES, two months of bank statements, and a photo ID

  • If you receive VA disability compensation: your award letter, which can waive the funding fee (more on that below)

What are the best VA loan options in the St. Louis area?

The "best" option depends on whether you're buying, refinancing or taking over someone else's loan.

  • VA purchase loan (buying a home): $0 down for most buyers with full entitlement, no monthly mortgage insurance.

  • VA IRRRL, or streamline refinance (lowering the rate on an existing VA loan): less paperwork, usually no appraisal; funding fee is 0.5%.

  • VA cash-out refinance (tapping equity, or moving a non-VA loan into a VA loan): can refinance a conventional or FHA loan.

  • VA loan assumption (taking over a seller's existing VA loan): you may keep the seller's lower interest rate.

  • Energy efficient mortgage (adding upgrades like insulation, windows or a new furnace): rolls improvement costs into the loan.

A tip for St. Louis buyers: St. Louis has a lot of older homes. VA appraisers check that a home is safe and sound, so issues like peeling paint, roof damage or old electrical may need repair before closing. Ask your agent to spot these early so they don't delay your deal.

Near Scott AFB? O'Fallon, Shiloh, Mascoutah and Belleville are popular with military families. With PCS orders, a VA loan can close quickly and doesn't require a down payment.

How do VA loan rates and closing costs compare?

VA loans often have lower interest rates than conventional loans, but rates and fees vary a lot from lender to lender. That's why comparing matters.

The VA funding fee. This one-time fee keeps the program running. You can pay it at closing or roll it into your loan. Current rates for a purchase loan, according to the VA:

  • Less than 5% down: 2.15% first-time use, 3.3% later use

  • 5% to less than 10% down: 1.5%

  • 10% or more down: 1.25%

On a $250,000 home with no down payment and first-time use, that's about $5,375.

You don't pay the funding fee at all if you receive VA compensation for a service-connected disability, are a Purple Heart recipient on active duty, or are an eligible surviving spouse. This can save thousands, so bring your award letter.

Seller help. The seller can pay your closing costs, and VA rules allow seller concessions of up to 4% of the home's value on top of that. A good agent will negotiate this into your offer.

How to compare lenders:

  1. Get Loan Estimates from at least three lenders on the same day.

  2. Compare Section A (origination charges) and the interest rate, not just the monthly payment.

  3. Ask whether the rate includes discount points.

  4. Ask how many VA loans they close each year. Experience matters with VA appraisals and timelines.

Are there local programs that help veterans buy a home?

Yes. Because the St. Louis area spans two states, you have options on both sides of the river.

On the Missouri side

  • Missouri Housing Development Commission (MHDC): first-time buyer and down-payment assistance programs. Ask your lender whether they can be paired with your VA loan.

  • Missouri Veterans Commission: free Veterans Service Officers can help with your COE, disability rating and other benefits.

On the Illinois side (Metro East and Scott AFB)

  • Illinois Housing Development Authority (IHDA): down-payment assistance programs that may work alongside a VA loan.

  • Property tax exemptions: Illinois offers a homestead exemption for veterans with disabilities, plus a Returning Veterans' Homestead Exemption. Veterans rated 70% or higher may qualify for a full exemption. With Illinois property taxes, this can make a big difference in your monthly payment. Apply through your county assessor, such as St. Clair or Madison County.

Where can you find VA loan counseling and reviews?

  • HUD-approved housing counselors offer free or low-cost homebuyer counseling. Search HUD's counselor finder for St. Louis.

  • Lender reviews: check Google reviews, and ask your agent which lenders close VA loans on time. Agents see who performs and who doesn't.

  • Ask other veterans at your VFW, American Legion or base community. Word of mouth is still the best review.

How do you apply and get pre-approved for a VA loan in St. Louis?

  1. Check your credit. The VA doesn't set a minimum score, but most lenders do. Pull your free reports at AnnualCreditReport.com and fix any errors.

  2. Get your COE. Your lender can usually pull it in minutes.

  3. Gather your documents from the checklist above.

  4. Talk to at least three VA-experienced lenders and compare Loan Estimates.

  5. Get pre-approved. Sellers in St. Louis take offers more seriously with a pre-approval letter in hand.

  6. Choose an agent who knows VA loans. Your agent should know how to write a strong VA offer and prepare for the VA appraisal.

  7. Shop, make an offer, and close. Most VA purchases close in 30 to 45 days.

Quick answers

Can I use my VA loan more than once? Yes. You can use it again after selling, and in some cases even while you still own a home with a VA loan.

Is there a VA loan limit? Veterans with full entitlement have no VA loan limit, but you still need to qualify for the payment.

Can I buy a condo? Yes, if the condo project is VA-approved. Your agent or lender can check.

Can I buy a multi-unit home? Yes, up to four units, as long as you live in one of them.
